BBVA vs Santander: fixed-rate mortgage

|---|---|---|
| CAT (Costo Anual Total — Mexico's all-in annual cost figure) | 11.4% | 12% |
| Amount | $300k–$12M | $300k–$10M |
| Term | 60–240 months | 60–240 months |
| What sets it apart | Most competitive fixed rate on the 20-year mortgage, no early-payment penalty after year 3 | Wider acceptance in non-metro areas and properties outside city centres |
When to pick BBVA México
BBVA has the lowest fixed rate on the market for a private-bank mortgage and the most mature digital process. On a 2.5 million property with a 20% down payment, the gap with Santander over 20 years runs past 280 thousand pesos. It does ask for a bit more income documentation.
When to pick Santander
Santander is more lenient on properties outside premium zones, on Infonavit co-financing, and on family co-ownership. The 0.6-point difference washes out if Santander approves the collateral and BBVA turns it down.
My recommendation
Property in an established zone and clean, verifiable income: BBVA, no contest. Atypical property or an Infonavit case: Santander is worth the extra point.
